How We Work.
Global Capital Property Fund invest in residential property developments that meet strict criteria and undergo a thorough 7 step approval process.
All investments must receive Investment Committee and Director Approval.
Investment Profiles
GCPF will invest into projects on varying terms. The investment positions could be debt, equity or a combination of both as approved by the investment committee and directors.
Project Equity
Ordinary Shares in the company (SPV) that owns the land and is responsible for delivering the project
Preferential Equity
Owning preferential shares in the project company (SPV) that rank in priority of return ahead of common equity.
Mezzanine Debt
A secured loan with a fixed term and return that ranks second to any first mortgage but ahead of any preferential or common equity.
Senior Debt
Often referred to as a first mortgage, this loan will have a fixed rate of return and time-frame and will rank ahead of all others in priority of payment.
