The subject property is 314-318 Bell Street, Preston Victoria. Preston is an established middle ring metropolitan suburb located approximately 9.5 radial kilometres southeast of the Melbourne Central Business District and is incorporated within the Darebin City Council LGA. The project is suited in a desirable location in an established area with close access to retail and transport. The proposed building comprising purpose-fitted apartments configured to provide short-term and long-term specialist disability accommodation.
There is currently estimated to be a shortfall of SDA/MTA accommodation within the catchment, which broadly reflects in line with the overall national market for disability housing which is experiencing a supply shortage. Specialist Disability Accommodation (Under the NDIS) has been increasingly sought after in recent times, due to the high growth in demand for accommodation.
The project will consist of developing a five-level mixed us building, designated for Medium Term Accommodation (MTA) and Specialist Disability Accommodation (SDA) purpose-fitted accommodation. The building will include 11 MTA studio apartments, 8 two-bedroom/two-bathroom SDA apartments, and 1 Onsite Overnight Accommodation (OOA) Studio Apartment. The MTA/SDA apartments are designated to be constructed and fitted out in accordance with the ‘HIgh Physical Support’ SDA Design Standards.
