Investment
At times the Company will often issue shares by a Prospectus for retail investors. Investment can be made by completing the application form after reading the prospectus. You can complete the application form and email to [email protected] or complete the online application.
If there is not an active Prospectus at the time you wish to invest, you can purchase shares by registering as a buyer and be placed on a register of potential buyers.
Wholesale, Professional and Sophisticated investors are able to invest without needing a Prospectus. These investors will need to review the Company’s Information Memorandum that provides a descriptive snapchat of the Company’s history, current status and projected future position.
When purchasing shares through an active Prospectus, the minimum investment is $20,000 with increases in $1,000 amounts.
When purchasing shares from a current shareholder, the amount of shares is negotiated between the buyer and seller.
The fund has multiple project investments that are monitored and valued regularly which is reflected in the share value.
The Share Value is calculated monthly on the company website and reflected in the share registry quarterly.
At the completion of each development project the fund expects to receive a profit.
These profits can be used to pay dividends to shareholders, buy back investor shares at a higher price or be re-invested into new projects to further increase the share price.
Investors receive Ordinary Shares in Global Capital Property Fund Limited (GCPF) – An Australian Public Company.
GCPF will have varying forms of security with each investment project including First Mortgages and Controlling Rights.
Projects
GCPF Shareholders will receive regular updates on all projects that will include early access to properties being sold and in some cases access to discounts from the developer.
All of GCPF’s investments are in a Special Purpose Vehicle (SPV) established for that specific project that is isolated from the Developers own business. The developer is responsible for delivering the project through this SPV with GCPF having the right to cease control and appoint a new development team if there are problems.
Market
Australia’s increasing population continues to drive demand for property which can only be meet by developing a new property. GCPF’s decision to invest in a project is based on criteria that ensure the property being developed can be sold at current market rates without expectation on market values to increase. Profits are made from the value-added in the development process with no requirement for the market values to increase.

A shareholder may notify the Company that they would like to sell shares and be placed on a register of potential sellers. Similarly, an investor may notify the Company that they wish to buy shares and be placed on a register of potential buyers.
