The Carlile is an apartment development located at 929 – 933 High Street, Armadale. The existing site compromises of two single level heritage structures on approximately 812 sqm of land with a 20-metre street frontage onto High Street. The project has an approved Planning Permit for a six-storey apartment building compromising of 9 residential dwellings and 2 retail premises above basement parking.
Planning
The adjoining owner has decided to not proceed with the current retention design put forward by the design team and has declined to sign the deed relating to the retention and anchor works. The project team have been working to come up with an alternative retention design not involving ground anchors being embedded into the adjoining owner’s property. Due to the significant time and cost implications of the change the team are carefully looking at all options before proceeding.
Construction
The Building contract has now been finalised. Due to increase building costs and delays in re-designs, construction is now forecasted to commence in May 2023.
Marketing & Sales
Currently, the 7 executed contracts equate to $15,480,000 (including GST) in pre-sale revenue secured to date.
The marketing campaign has been put on hold and will recommence during construction. Moving forward, a presence on REA will be the main focus of the next stage of the development. The selling agent has indicated that construction commencement should generate new interest in the project and that the re-launch will be a beneficial strategy.
