The project has recently launched sales and is now in Detail Design looking to commence construction as soon as possible with an approved funding position in place allowing for works to commence with no required pre-sales.
PLANNING
Endorsed drawings were received from Council in January. There are two conditions remaining to be satisfied either prior to commencement or during construction. One of which is a Façade Strategy that will be resolved when the level 3 amalgamation and any purchaser changes are presented to Council. An amended Legal Point of Discharge has been received from Council which aligns with the approved Civil stormwater drawings. The change reduces the work require and allows for discharge to curb and channel.
CONSTRUCTION
Construction is on track to commence in May 2022.
MARKETING & SALES
To date 6 apartments have been executed, subject to sign off on final variations prior to construction commencement. The first portion of the sales campaign has now come to an end. Moving forward, a presence on REA will be the main focus of the next stage of the development.
The selling agent has indicated that should this new strategy be proceeded with, another 3-4 sales (in addition to the currently negotiated/reserved units) can be expected within the next 6 months, as a construction start approaches.
