Hindmarsh Estate is a land subdivision in Murray Bridge, 45 minutes from Adelaide. Previously, the site was approved for 94 lots at an average of 600m2. In March 2023 an additional 11 hectares of adjacent land has been purchased which will accomodate for 150 lots, making the entire project a subdivision project with 254 lots. The developer plans to develop and sell the estate over 8 stages (Hindmarsh 1; stages 1, 2, 3, 4, 5 and Hindmarsh 2; stages 1, 2 & 3) and is expecting to have completed the first 5 stages by January 2024.
Planning
Design work for stage Hindmarsh 1; stages 3, 4 & 5 was approved in November 2022. Planning permit for these 3 stages expected in July 2023.
Construction
Depending on the funding approval for stages 3, 4 & 5, the civil construction is currently forecasted to commence end of July 2023.
Marketing & Sales
All lots for Hindmarsh 1; stages 1 & 2 are now under contract with more than 50% unconditional contracts. The sales launch for stage 3, 4, 5 commenced in October 2022. In June 2023, 9 lots have been sold for stage 3.
Due to high demand in the area, this has been a great result for the project. The estate is targeted towards an audience of small families, couples and retirees looking for the combination of good location, affordable price and spacious allotment size.
