The Elster is a luxury development of two townhouses and a penthouse apartment located at 109 Ormond Esplanade, a premier piece of real estate located in Elwood’s ‘Golden Mile’.
Key milestones achieved this quarter:
- The town planning application has been submitted.
- A Request for Further Information (RFI) was received from the council on the 29th September 2021.
- Received the Quantity Surveyor’s cost estimate.
PLANNING
The project plans have been submitted to council and we have received an RFI back. The items requested in the RFI are:
- A garden area plan;
- An energy efficiency assessment (clause 55.07);
- An updated sustainable design assessment (clause 22.12 and 22.13);
A pre-application meeting was held with the Council in August 2021 and we received avourable feedback to the development.
CONSTRUCTION
Construction is yet to commence. An estimate has been obtained based on a preliminary cost plan/estimate obtained from quantity surveyor (MCG).
SALES & MARKETING
The team has engaged Torsten Kasper from Chisholm & Gammon a local prestige real estate agent to drive an effective sales and marketing campaign, optimised for the target demographic and will be working closely with Torsten to ensure we hit the desired end sale value.
